: Nice two level home, vaulted ceilings, formal dining room, wood burning fireplace, hardwood in kitchen and entry, A/C, full-size washer/dryer hook-ups, 2-car attached garage, Tuff shed, huge patio/deck, private back yard. No basement. Cats may be acceptable with an additional deposit. Lease will need to end March 31, 2008.

(the Company) is the brokerage firm, acting through Susan E. Melton, broker to provide brokerage services to the rental property owner/landlord (OWNER) as a Landlord’s Agent.
Policies: A complete application is necessary from each adult (anyone 18 years or older) who intends to reside at the property.
Assured Management, Inc. requires $30.00 as a processing fee to check income, eviction history, landlord history and/or ownership, credit and criminal. The fee is non-refundable. A $100.00 earnest money deposit may also be required when the application is submitted. Upon approval the earnest money will be part of the security deposit, if denied the earnest money will be returned to you. If you cancel the application after the stated withdrawal period, Assured Management, Inc. will retain the earnest money as liquidated damages. Personal checks are accepted for the application fee & earnest money (make separate checks payable to Assured Management, Inc. please) or you can use a credit card if you use our on line application.
Processing of properly completed applications normally takes 2 working days. However, the application will be processed as quickly as possible (the more complete the application, the faster it can be processed) and you will then be contacted. If your application is approved, you will have 24 hours to submit a security deposit and sign a lease. If the property rents before your application is processed, the processing fee will be refunded, or you may transfer your application to another of our available properties.
Our general guidelines to qualify are that you have a legal and verifiable income of up to approximately three times the monthly rent, approximately two recent years of favorable rental references or ownership and two lines of good credit established with a creditor who reports to Rent Port, Inc. Negative credit, rental, employment or criminal references may keep an application from being approved.
Most agreements begin with a 12-month lease. If pets are allowed, an additional deposit will be required for each pet. The security deposit and the first month’s rent must be paid in the form of a cashier’s check or money order prior to occupancy. Upon payment of a deposit, we will hold a vacancy by written agreement.
This application is subject to acceptance by the owner and execution of a lease or rental agreement and is offered without respect to physical handicap, race, color, creed, sex, national origin ancestry or marital status.
