A note about the Landlord and possible arrangements:  Currently I live in Brazil because of work but I am very reachable from email.  My Family lives an hour away in case anything is needed plus I have contracted handyman to deal with any problems that arise.  The Tenant is expected to be able to deal with changing light bulbs, filters for Heating and Cooling unit, and issues like stopped up drains and toilets due to renter negligence or misuse.  The tenant pays the following bills; Gas, Electric, Sewage/Trash/Water, and Telephone.  The landlord takes care of the lawn care, outside house cleaning, and common area maintenance fee.
